Abstract: When the technology is weeding out the old and bringing forth the new constantly, a smart living environment has become an indispensable basic condition of modern construction. It has created a new style of the building, but also the effect of its value-added generated. Obviously, because of the substantial improvement of residential environment quality and the level of improvement among the environment, there will be significant growth for every member¡¦s or group¡¦ external competitiveness, and sense of internal security. The smart living environment is provided in the air conditioner controller, entrance guard Controller, electrical curtain controller, television and audio controller, light controller¡Kand so on. These are the combination of science, technology and life in order to achieve integrated security, image, communication, network, living services, community management and other targets. Therefore, the most important people aspirations in residential an!
d community should be the pursuit of safe, convenient and perfect management and service functions. After the completion and opening of the modern building facilities, it is very important work in the related maintenance and management. Generally, it is entrusts by the management personnel. In property management, it usually can be roughly divided into three blocks: "equipment", "property", and ¡§personnel ¡§. The "equipment" means a traditional part of building equipment, and facilities. The ¡§property¡¨ means both real estate management and asset management. The ¡§personal¡¨ means the life services and business. The special nature of the current property management is the ¡§personnel ¡§of links with the "equipment" and "property". This research is combined with RFID technology, to build the development of Property maintenance management platform. The suitable locations of the building facilities in public areas (for example: the reception room, elevator, cultural and recr!
eational center, gym, lavatory, car park, etc.) are set to have the RF
ID tag. When the staffs are on duty, they will receive the RFID reader with synchronized information from the administrative center. After the reader read the tag, not only the touchscreen will show the basic information from the tag, but also the reader could inform the staffs dealing with the issues requiring special attention and requirements on handling the situation to do returns, so that managers can control the exact position. According to various types of personnel will vary different tasks, like sanitation workers, security guards, electricity attendants, etc., the events from the same reading point of the tag will be different. In order to achieve the goal of division of labor and decentralized, making the service can achieve the best realm to meet customer needs and gain customer acceptance. The property management company can be sustainable, and services can be more sophisticated.
